A corner plot with a rental floor the owner did not want to look like one.
The brief was three bedrooms upstairs for the family, a self-contained unit on the ground floor to rent out, and one entrance that did not announce the split. We moved the staircase to the rear and kept a single elevation across both floors.
This side of Kankarbagh holds water for a day or two after a heavy spell, so the plinth was set 600 mm above the road crown and the ground-floor sill levels raised to match. Two finishing variations were priced and approved in writing before material was ordered.
