We started as a design office and kept hearing the same complaint.

Clients loved their drawings and hated their sites. The contractor changed the beam, the tile arrived a shade off, and nobody could say what the final bill would be. In 2015 we took over the building as well, on the condition that the rate and specification were fixed in writing.

Eleven years and 142 houses later, the method has not changed. One team owns the drawing, the sanction file, the purchase and the site. Half our clients are posted somewhere else — Delhi, Kolkata, the Gulf — and are building on family land they see twice a year, so they see the same record we do.
