A first home designed around a firm budget and room to extend later.
The water table on the Danapur side sits close to the surface, so the trial pit was dug before the estimate rather than after it. Deeper footings and a raised plinth were priced into the contract at the start, which is why the job ran without a single variation.
The structure and staircase were positioned so a first floor can be added without altering the ground-floor rooms, and every selection stayed within the written Essential specification.
